01 How to Take a View?
To view apartment, first of all, you must contact with the owner. There are many accesses to apartment for rent in period you need, you can search on Website, Phone Apps or Wechat mini programs. Then, make an appointment with the owner to take a view. Remember to wear shoe covers in whole viewing time.
Our agency provides plentiful options for clients, and updates selected apartments in Mini Program every week. If you find something prefer, we’re glad to analyze the pros and cons and do comparisons to find some best fit your requirements. Normally, we will show you around the surrounding facilities in the viewing as well.
02 Is the Price Negotiable?
The price that the owner asked firstly is often negotiable. But how much it can be lower depends on many aspects. For example, how long is the lease term; whether extra furniture are needed to be replaced or renewed; when will the rent begin (the owner is not willing to wait for a long time without incomes); what is the average rent price currently and so on. As the saying goes, the right time, the suitable place and the nice owner will determine if you have a very nice price.
03 What is the Normal Way of Payment?
Usually, rent should be paid for three months in advance, with a deposit of one month rent. And sometimes, pay monthly or every two month is also okay (but the owner may ask little higher rent).
Remember pay attention if owner or agent asks you to pay all one year’s rent at once. Cause they may rent the apartment by paying monthly from the real owner, and probably “disappear” once get your one-year rent money.
(But “pay one year rent” is a strategy for a lower rent under certain circumstance.)
04 What To Do Before Moving in the Apartment?
Before moving in, make sure you have signed the lease contract, it would be better if the contract is bilingual. Check if the utility bill left by the former tenant has been paid off. Test if all electrical appliance function well and there are no big cracks on the wall. We suggest taking pictures and confirm interior situation with the owner, in case you will not lose your deposit due to damages not caused by you.
Our agency will make check-in list before you move in and free you from hassles.
05 What Should be Noticed After Moving in?
Expats should bring their passports to do registration in local police station. Do remember to pay you utilities on time, otherwise, not only you will have no water, gas or electricity, but also the owner’s credits will be affected.
If there are something need to be repaired, contact the owner or your rental agent if you don’t know how to deal with.
Most importantly, do not forget to turn off all gas, electrical and water devices when you will go out for a long time.
